River Run is a deed restricted community located in South Brazos County. We consist of large lots from 3 to 15 acres and are zoned to attend the College Station school district. We are conveinently located off of Hopes Creek Road three miles off FM 2818/Harvey Mitchell Pkwy. River Run has the convenience of the city without the taxes.

New (2/2013) Policies and Restrictions Due to recent Changes in State Law:
In just over 15 years, the River Run subdivision has matured into a neighborhood in beautiful surroundings with attributes that contribute to a high quality lifestyle and steadily increasing property values. Most of the lots in the neighborhood have been sold and homes have been constructed on them. To maintain the quality of our neighborhood, we must shift our focus from new construction to ensuring that existing properties comply with the bylaws and covenants. As specified in the River Run bylaws and covenants, the Architectural Control Committee is responsible for approving of new construction and the Board of Directors is responsible for the operation and maintenance of the neighborhood.
Toward that end, the Board of Directors has developed a three-step procedure to remind homeowners if their properties are not in compliance with the bylaws and covenants. These procedures will serve as a guide to the management company that is employed by River Run when it does its routine inspections of our neighborhood.
Did You Know?
We have a neighborhood-wide speed limit of 30 miles per hour. Please respect this, as we have small children, pets, and animals at play in our neighborhood.
You are not allowed to discharge a firearm in our neighborhood at any time. Fireworks are also prohibited.
