1. What is an HOA and what does it do?

A Homeowners Association (HOA) is an organization established to manage and maintain a residential community. It is governed by a Board of Directors elected by homeowners and operates under governing documents such as Bylaws, Covenants, Conditions & Restrictions (CC&Rs), and Policies (Rules). The HOA is responsible for: Maintaining common areas;
Enforcing community rules and architectural standards; Managing financial matters (dues, budgets, reserves); Ensuring compliance with governing documents; Overseeing service contracts (landscaping, irrigation, insurance, etc.).

3. Our annual assessments are $144.00. Where does the money go?
Our Association pays landscaping, irrigation, and utilities for the common areas maintained by the association, capital improvements for the Association, legal expenses, insurance, accounting, CCR violation enforcement, and community events.

4. Does the HOA collect a profit from annual assessments?
No, the Association operates as a nonprofit corporation and does not collect assessments for profit.

5. Where do I pay my assessments?

6. When are HOA assessments late?
Assessments cover the period of January 1 - December 31, and are due January 1. They are considered late after 30 days and a 12% late fee is imposed on past due balances after February 28; any accounts that remain delinquent for 90 or more days are subject to legal action. 7. What happens when people do not pay assessments for an extended period, not just late? Letters will be sent out following legal guidelines to homeowners. For continued nonpayment of assessments, a homeowner's account will be referred to the Association's attorney, at which time legal fees and additional administrative fees will be incurred. Additionally, a lien may be placed against the homeowner’s property. This is for the benefit and protection of all the homeowners. 8. Where can I get a copy of the River Run Homeowners Association CCRs, Bylaws & Policies (Governing Documents)?
You should have been given a copy by your Realtor prior to closing on your home; we encourage you to contact your Realtor or Title Company if you were not provided a copy. For questions regarding the Governing Documents, or to request a a physical copy, please email or write to River Run HOA c/o Association Services BCS (copying and printing charges will apply for physical copies). 9. Can you stop those driving at dangerous speeds down my street? Please contact Brazos County Sherriff's office at (979) 361-3888 to report dangerous drivers. Try to provide as much information as possible, so that the officers might be able to track down the speeder. The more reports phoned, the greater is the opportunity to have an officer monitor the street. We have a neighborhood-wide speed limit of 30 miles per hour. We ask that all HOA members and their guests respect this, as we have small children, pets, and animals at play in our neighborhood.

10. How do I report a concern or possible violation?

Concerns or violations can be reported to Association Services BCS via email to help@associationservicesbcs.com or by phone at (979) 822-4443. Anonymous complaints may be accepted but must include sufficient detail to investigate.

11. I plan to construct an addition or change the appearance of my house, or make other modifications which alters the the exterior of my property (including but not limited to fences and outbuildings). How do I get permission to do it?
First you will want to check the covenants & restrictions for any specific guidelines or information that may be applicable to your project. After reviewing, you will need to complete and submit an "ACC Project Application" to the Architecture Control Committee for their review, approval, and/or recommendations. Include necessary diagrams, drawings, materials, aesthetic and structural specifications, rationale, builder and appropriate information. Be sure to allow sufficient time for this approval – the committee can take up to 30 days to respond to a request. Please submit all ACC Project Applications to Association Services BCS via email to help@associationservicesbcs.com or in person at our office. Should you choose to mail your application to our office, please mail by USPS certified mail or trackable mail service, such as FedEx or UPS.

12. Does the Board of Directors and/or the Association hold regular meetings?
Yes, they do. The Board of Directors meets 2-4 times per year, and there is an Annual Meeting of Members held each year at the end of January. Notice for board meetings will be posted online and emailed; notice for annual meetings will be posted online, emailed, and/or mailed as required by the CCRs, Bylaws, and state/federal legislation.

13. How can I get involved in the HOA?

Homeowners can attend board meetings, serve on committees, or run for a position on the Board. Involvement is encouraged to help shape the community's future.

14. I am buying/selling property in River Run. How can I/my realtor and/or representative request information pertaining to the HOA, including a resale certificate?
Requests for Resale Certificates and HOA information should be submitted to Association Services BCS via email to help@associationservicesbcs.com. Your request will be processed in up to five (5) business days.
